The past decade has been one of the wildest ever for the stock market. While this has certainly been to the benefit of those with great timing, it has made for a much riskier environment for the average investor. A common alternative that is currently being pursued by many individuals is Real Estate Investment. Real estate investment can offer several advantages to the average person, but should be undertaken with caution. One of the biggest hurdles to real estate investment is finding the money for the initial down payment. As well, in many cases of real estate investment, the new owner will rent out the house/apartment and act as a landlord which can be a very difficult task. However, this can easily be overcome by hiring a third party who will act as the landlord for a predetermined fee. Despite these obstacles, most people who do their research will find that the benefits of real estate investment far outweigh the cons. Often, the rental income will match or even exceed your mortgage payments. This can allow you to pay off the mortgage much faster leading to a lower overall cost. If you are careful when making your initial real estate investment and buy a well built place, the demands of you as a landlord will be minimal. Finally, real estate prices have increased at a steady rate for decades lowering the risk of any loss on your real estate investment.
Real estate investment of this sort, however, is not for everyone. If you do not want the risk of being the sole owner and acting landlord but do want to experience the benefits of real estate investment, a common route is to invest in Real Estate Investment Trusts (REITs). REITs generally offer returns comparable to the stock market, but with a lower level of risk. Again, it is necessary to do your homework before this investment, but again it will almost certainly prove to be a worthwhile real estate investment.
