If price had no limit, what type of property would you buy? Would you prefer a home tucked in vineyard country or a piece of land in downtown Manhattan? Real estate purchases aren't made just to find a place to live; for many investors, real estate is a serious business. Some people use real estate to invest and increase their net worth; others use real estate investment to buy up property for later building or renting to commercial businesses. Overall, the main motivating factor that cause people turn to real estate is to increase their own bottom line.
Homeowners, in some ways, approach real estate like an investor. Few homeowners purchase a house just to have a place to live. If this were true than no one would build fancy houses with so many rooms, plush kitchens, landscaped yards, and separate his and her washrooms. These comforts mean a lot more than a way to seek shelter from a storm; the home holds a greater value upon selling and a bigger financial gain for the seller. In a similar way, investors who buy up empty property that is zoned for building is hoping for a great profit. Until the land is built upon, these investors can use the property as a tax write-off.
The stock market is often not an inviting arena. Hence when investors and businesses are looking for ways to make money, they will often turn to the real estate market. Lenders employ unique tactics to lure investors into the real estate market such as offering low prime interest rates. This maneuver can help keep the economy running smoothly. When investors enter this market at the right time, they can quickly turn around and sell their properties for a profit as soon as interest rates go up, making the economy more stable. This shift is usually referred to as the seller's market.
The least risky way to invest in the real estate market is to buy up property for the purpose of renting it. An owner of a rental property is hoping to hold onto the property for a long time to watch its value increase. In many cases once the mortgage is paid off, a rental property owner can see the property value increase by 100%. In the meantime, the owner has the option to lease or rent out the property units to gain additional income (and help pay off their mortgage). As inflation strikes, the owner can easily increase these rental amounts to make an even better income. "The Donald" uses properties in this same manner and amassed a fortune. Donald Trump began by gobbling up land in a logical way and eventually building prime rental properties for businesses and residences.
Although not everyone has the initial capital required to invest in the real estate market, the opportunities for making a profit out of owning real estate is very apparent. Don’t expect miracles instantly. Many scams exist, so be careful in how you approach these ventures. Consulting a reliable expert is always advisable.
